1.43 billion riyals in real estate transactions in Qatar during last December

The value of real estate transactions in sales contracts registered with the Real Estate
 Registration Department of the Ministry of Justice reached 1.43 billion Qatari riyals in December.

The analytical data issued by the ministry indicated that 283 real estate deals were registered during the month, with a 12% increase in the traded area index.

According to the real estate market index, the municipalities of Doha, Al Rayyan, and Al Daayen topped the list of the most active areas in terms of the financial value of the deals in December, followed by the municipalities of Umm Salal, Al Wakrah, Al Khor and Al Dhakira, and the North in terms of transaction volume.

The value of transactions in Doha Municipality reached 378.43 million riyals, in Al Rayyan Municipality 278.57 million riyals, in Al Daayen Municipality 131.54 million riyals, and in Umm Salal Municipality 110.36 million riyals.

Meanwhile, Al Wakrah Municipality recorded transactions worth 105.57 million riyals, Al Khor and Al Dhakira 27.21 million riyals, the North Municipality 15.27 million riyals, and Al Shahaniya Municipality 12.4 million riyals, according to data from the Qatar News Agency.

As for the traded area index, the data showed that Al Rayyan, Doha, and Al Wakrah were the most active municipalities in real estate space trading during December, with Al Rayyan accounting for 30% of the total traded area, followed by Doha with 24%, then Al Wakrah with 15%. Umm Salal recorded 13%, Al Khor and Al Dhakira 5%, and the North 3%.

On the other hand, the trading indicators showed that Doha Municipality was the most active in terms of the number of properties sold, with 35%, followed by Al Rayyan Municipality with 21%, then Al Wakrah Municipality with 14%. Umm Salal Municipality recorded 13%, Al Daayen 10%, Al Khor and Al Dhakira 6%, and the North Municipality 2% of the total transactions.

As for per square meter prices, prices in December ranged from 366 to 735 riyals in Doha, 240 to 374 riyals in Al Wakrah, 336 to 461 riyals in Al Rayyan, 248 to 387 riyals in Umm Salal, 304 to 582 riyals in Al Daayen, 227 to 266 riyals in Al Khor and Al Dhakira, and 144 to 204 riyals in the North.

The trading volume revealed the highest value for the top 10 properties sold during December, with Al Rayyan Municipality having the lion's share with 4 properties. Two properties were sold in both Doha and Al Daayen, and one property each in Umm Salal and Al Wakrah.

Regarding mortgage transactions during December, the number reached 99 transactions, with a total value of 3.7 billion riyals. Doha Municipality topped the list with 29 transactions, representing 29.3% of the total mortgaged properties.

This was followed by Al Rayyan with 28 transactions (28.3%), then Al Daayen with 18 transactions (18.2%), Al Wakrah with 11 transactions (11.1%), Umm Salal with 10 transactions (10.1%), and finally Al Khor and Al Dhakira with 3 transactions (3%).

In terms of the financial value of mortgage transactions, Al Rayyan Municipality topped the list with a value of 2.76 billion riyals, while Al Khor and Al Dhakira recorded the lowest value with 5.17 million riyals.

When analyzing the mortgage movement index by comparing the number of mortgaged properties to their financial value, it was found that the number of mortgaged properties exceeds their financial value in all municipalities except for Al Rayyan and Al Wakrah, where the value of mortgage transactions was higher compared to the number of transactions.

Regarding the movement and volume of mortgage transactions during the month, Al Rayyan recorded 5 out of the top 10 mortgaged properties, while Doha recorded 4, and Al Wakrah recorded one property. The total value of the top 10 mortgaged properties accounted for 69% of the total value of mortgage transactions in December 2024.

As for residential units, 93 transactions were recorded with a total value of 177.82 million riyals during the same month.
